PRODUCT: The product is the property itself. If it shows poorly and/or have major defects which are not corrected prior to listing the property for sale, a sale may not take place.Good curb appeal helps sell your home sooner!
PRICE: If the property doesn't sell after a reasonable period of time (usually about 30 days), then the price needs to be reduced. The actual sale price of similar properties are your best evidence on which to base your pricing decisions.
FINANCING: Having a buyer pre-approved for a mortgage helps sell a home faster.
TIMING: This is the condition of the Real Estate Market at the time of the sale of the property. Neither the seller nor the real estate agent can change market conditions - it must be accepted for what it is.
COMPETITION: Other homes for sale in the area greatly determines the Buyer's opinion of the value of your home. The question you have to ask is "What other choices of homes does Buyer's have at the time he sees your Property". This is your competition.
PROMOTION: My promotion of properties listed by me is unique. In my action plan the entire neighbourhood and the immediate area is canvassed by Direct Mail in addition to Advertising in Newspapers and sending out Special Flyers about your home. Your property will be on the internet with a separate web page on my own Website (available for viewing 24 hrs/7 days). In addition it will be on mls.ca which is a public website showing all property listings in an area.
Even the best promotional efforts cannot overcome the above Five Limitations.
If they are out of balance the house will take longer to sell or may not sell at all !!
